GC “ODSK”, the largest developer in the Black Earth Region, pilots nanoCAD BIM

“ODSK” is the largest developer of residential and commercial real estate in the Central Federal District of Russia. The company's unique focus is the creation of entire urban areas in suitable green areas. The priorities are comfort, aesthetics and the introduction of the most modern technologies.

For a long time, the holding designed its facilities using Autodesk AutoCAD, and since 2020, it has been actively using Autodesk Revit, Civil 3D, and BIM 360. Autodesk's departure from the Russian market in the spring of 2022 was very disappointing for the company, especially in light of the fact that the Russian government has forced the transition to BIM.

The management of the holding company “ODSK” took urgent measures to find alternatives for working exclusively in licensed software of Russian production. The experts were the first to respond INFARS Group of Companies – Nanosoft’s focus partner in the areas of “Constructions”, “Engineering” and “Land Management”. For four years, they have been consulting the holding on the selection and implementation of software, helping with training, and providing technical and expert support.

An unconventional solution was found: the developer will return to 2D design for a while, but with the mandatory presence of a 3D model in each project. To solve the problem, they chose nanoCAD BIM – a line of products based on Russian nanoCAD platforms with direct support for *.dwg and IFC formats.

The ability to work together in a single digital space, in the nanoCAD environment, allows our specialists to quickly obtain information about an object, minimize the number of collisions, and reduce the risk of their occurrence.”

Piloting: project composition, tasks, team and software preparation

In order to evaluate all the capabilities of the Russian platform, the engineers followed the classic piloting scheme: they chose an already built but not yet delivered facility for which there was full approved 2D documentation. It was an apartment building located at the address Oryol Region, Zhilina village, General Lavrov Street, Bldg. 3. Facility parameters: development area – 928 m2, 21 floors, 163 apartments with a total area of ​​10,786.3 m2.

The pilot project had to solve the following tasks:

· practice the modeling process in nanoCAD programs: create a full-fledged digital information model (DIM);

· evaluate the capabilities of the nanoCAD Engineering BIM line: design communications and check them for collisions;

· issue working documentation for the completed CIM.

The project team included specialists of various profiles: BIM manager; chief architect of the project, engineer-architect and architect; leading design engineer and design engineer; leading engineers in the areas of water supply and ventilation, ventilation, electrical equipment; general plan engineer. The Nanosoft product line was determined for the project sections: KR, KM – nanoCAD BIM Constructions, nanoCAD Metal structures; HVAC, VK, EOM, SS – nanoCAD Engineering BIM. To create a single CIM – CADLib Model and Archive.

After the training, which took place in a hybrid format (in person and online) at the authorized training center “INFARS”, the holding's employees quickly joined the project and began tasks in their sections. The launch of the design work took place without large-scale preparations and settings: only the bases of certain elements required revision.

In a short time, engineers created an architectural CIM, which was immediately used as a base when creating the building structure in nanoCAD BIM Constructions and laying out utility networks in highly specialized applications of the nanoCAD Engineering BIM line. The model was tested for various external loads in the LIRA 10 calculation complex.

The next step was to download the documentation directly from the model. This was implemented in full.

Piloting: first results

The customer highly appreciated the created information model and its content, clearly reflecting all elements and systems in any projection. At the same time, specialists receive the design documentation downloaded from the CIM already prepared according to Russian standards.

Engineers noted the ease of use of nanoCAD products, and most importantly, the easy and short process of transition to new, but understandable design tools. This is also confirmed by labor costs.

Analyzing the first results of the pilot project, experts from OGK GC listed a number of advantages of the nanoCAD Platform and products based on it:

· independence from sanctions;

· affordable cost of software taking into account the functional scope and tasks to be solved;

· work according to Russian design standards;

· quick start – minimum required settings to start working in the program and comfortable adaptation of engineers to the new software;

· a multitude of regularly updated catalogs of elements;

· convenient calculations and selection of equipment;

· ease of work in a single engineering environment;

· the ability to work using OpenBIM technology.

Future plans

Today, work on modeling the ventilation and heating systems of an apartment building is nearing completion. When the data on all systems is summarized and the final 3D model is checked for collisions in CADLib Model and Archive, the partners will develop a regulation for scaling the experience to other similar projects.

GC “ODSK” is already planning a new pilot project, the result of which will be decisive in the issue of full implementation of “Nanosoft” products in the holding's design practice. The next object will be created immediately in 3D space, without preliminary implementation in 2D.
